The housing affordability crisis in the United States has continued into 2025. According to the latest estimates from Realtor.com, a housing data company, the median price of a single family home in the U.S. was $439,450 in July 2025, up about 10% — or $39,000 — since January of this year, and only about $9,550 below the all-time high, reported in June 2022.

The rapid rise in home prices began in 2020 at the outset of the COVID-19 pandemic, when housing supply was inadequate to meet growing demand. Today, the same fundamental economic conditions are still at play, as ongoing supply constraints and strong demand have made homeownership cost-prohibitive for millions of Americans.Â
According to a report from the U.S. Chamber of Commerce, addressing the national housing shortage would require a minimum of 4.5 million additional new homes. Partially due to limited inventory, an estimated 76.4 million households — 57% of all American households — cannot afford a $300,000 home, according to the National Association of Home Builders.
The 10% increase in list prices over the last 6 months is likely not an encouraging sign for prospective home buyers, particularly those looking to buy for the first time — and in dozens of cities across the country, list prices have climbed even more than they have nationwide.Â
Using data from Realtor.com, 24/7 Wall St. identified the cities where home prices have skyrocketed in 2025. We reviewed historical, monthly data for over 720 metropolitan areas and ranked them on the relative change in median list prices from January 2025 to July 2025. Only metro areas where list prices were not flagged for potential data quality issues were considered.
Of the cities on this list, all but 10 are in the Midwest, with seven in Michigan and six in Illinois. The Northeast and the South each have four cities on the list, while only two are in the West.
While the factors driving up prices in these cities vary, rising demand is a common theme. In every city on this list, homes spent less time on the market in July than in January, often by several weeks.
It is important to note that, although prices have risen substantially in each of these cities over the last six months, some still have relatively affordable real estate markets. In cities like Peoria, Illinois, and Selma, Alabama, the typical home is still listed for less than $200,000. In fact, only four cities on this list have a higher median list price than the U.S. as a whole.

Why It Matters
Demand for housing in the United States has outpaced supply for years. Currently, the nationwide inventory shortage is estimated to be above 4.5 million housing units. As a result, home prices have surged in recent years. According to Realtor.com, median list prices climbed nearly 10% in the first half of 2025 alone — and in dozens of U.S. cities, prices have gone up by more than double the national average.
